The benifit to having the listing agent act as a dual agent is that he/she would then owe their duties to you also and thus gives no advantage to either side of the transaction.

First step is to check with any government agencies that would have records on the wells.. hopefully they will, as well as an as-built so you know which is which.Then, unless your budget is really tight, hire a well company to come trouble shoot the well, find out which one is flowing, get a pump installed....

It will not be Agency money, so you will be giving up 1 or 2 of the following:- Fixed rate.- Attractive rate.- No/Low points upfront.- 30 yr am.If you can identify which 1 or 2 you want to give up, and can be crystal clear when Dialing for Dollars, it'll likely save you a bunch of time.
