I did get my real estate in North Carolina during covid but then decided to move and settle in Denver, CO. 

I attend Real Estate industry related business meetings monthly at the local Realtor's Association in Colorado Springs and the insurance agents who attend have all attested to drastic premium increases over the last year...  

Unfortunately, due to an unforeseen event, me and my friend are no longer able to attend, but our loss could be your gain!

If I'm in your shoes (which I was a few years ago) I would recommend attending at least 1-2 real estate meetups a month to start putting yourself out there and networking with other players in your market. 

Also, it would probably be beneficial to attending the STR meet up in Atlanta....The STRategic Investor Meet-up. 

I'd highly suggest attending as many local real estate networking events as possible in Seattle - find the host, make friends with them, and ask which general contractors they know, or ask who is doing the most deals in the group and ask them.

I attended these meetings where exceptions to zoning is requested, not for me, for landlords and developers, and they were all turned down due to stiff opposition from a neighborhood association, whose head whom I met are very stubborn. 

I recently attended the MTR summit.  

And I will start attending the multifamily meetups (we have tenjillion).
