I like this one.3) Highest risk because too much carrying costs with hard money, inability to predict where market will be when it's time to sell (9 months + modular construction time), opportunity cost if your funds are tied up and another deal comes along so I'm not a fan, negative cashflow like crazy over a long period of time is no bueno.Like the numbers on your deal, too bad 9 months + build time is really far out.

I'm developing land in Redding, CA. 21 homes total, and wondering if anyone has advice or connections on getting the best deals on materials, appliances, things like fireplaces, ceiling fans, basically anything and everything that goes into a house.Looking to use a little hustle to build these houses piece by piece, getting great deals while keeping our style intact.Looking forward to any help I can get!

The flip is pretty minor, list of what is needed is: paint, floors, carpet, vanities in 2 bathrooms, replace counter tops with granite, appliance package, replace all ceiling fans, lights and fixtures, replace all outlets.
