Are there programs to look into either state wide (NJ) or nationally that will help with down payment assistance or a construction loan?

We do a lot of fix and flip, new construction, DSCR, Development, Commercial and even primary home financing all over Texas.

I added value to the deal by completing quick cosmetic repairs, allowing the property to be rented immediately and generate cash flow while preparing for ADU construction.

Construction skills, loan skills, financing skills, legal understanding, real estate transaction skills, etc all greatly help.Personally I wouldn't deal with someone that has no money, lacks experience, or some kind of resources.
