They don't have a Loan Committee for Christ's sake!

This would not pass scrutiny from regulators, auditors, or their loan oversight committee (unless some sort of "shady" institution). 

Both by you to your banker, and then by that banker to the committee.   

I know a guy... he and his wife moved here from OOS for the BRRR and they also host our local BRRR committee.

It was just a hard no from the zoning committee given some restrictions.

It is easier to build a relationship with a local lender, and typically, the credit committee is only a few local people who actually live/work in the towns that you are investing in.

Commercial bankers in my (tertiary) market can often lend 500k, 750k, or even a million without going to a higher committee. 

If you end up with a property in the Arrowhead Woods area (one of the areas with lake rights), you'll have to deal with an architectural committee for any changes, including removal or trimming of trees.

The taxes will be used to employee a STR committee which will enforce the code.

I was on a State of CA steering committee in the mid 80s working on what to do with all these antiquated subdivisions through out america that if you used modern zoning and entitlement process's would never be approved.. the poster child was Lehigh acres and we have a big conference there with folks from all over the US..
