Commerical loan How did you add value to the deal?

What is your scope of work.....new house, reno, commerical, etc....?

Commerical's are going up and new companies coming i'm, which is GREAT. 

the llc won't qualify for the loan, but most banks will allow a commerical loan to be in the llc's name as logn as you personally guarantee it

But best of all, it didn't hurt you during the hold period because you utilized this new freebie deduction each year to bring your taxable income down to $0.Note: this is not a relevant strategy if you purchase property that is likely to produce high amounts of net income after depreciation every year (NNN, Commerical, Large Apartments, Short-Term Rentals). 

I never see any commerical multifamily listings (probably for obvious reasons) and just scrolling through once (not daily) will let you know if there's any substance there.

I am currently under contract on a property just off Commerical across from Joon bar.

Just an FYI... if you deal with a commerical lender (servicing the note in-house, or in 'portfolio') there is no reason why you can't borrow as much as the lender will lend.

I think the best are rural properties that can become commerical within a few years.

Just don't attempt to use it for "technical" advice as you can go to jail for trying to purchase a commerical property through a 1031 exchange.
