I lost my first house to foreclosure for being stupid and biting off more than I can chew. 

The goal is certainly to move into BRRRR investing in the future, but for now I thought I would try to learn the ropes a bit before I bite off more than I can chew.

Badly used condoms .drugs ,bongs . .crusty seaman ,bloody boogers and chewing gum stuck on the walls .

Recently, the tenants started complaining of loud noises in the walls and air ducts, stuff being knocked off counters, and chew marks throughout the kitchen. 

They haven't paid rent in 2 months, their dog has chewed a hole in the wall from the bedroom into the living room, and I was going to cut my losses.

Then by year 23 or so you have an almost new home ready to start paying you some real money.A few thoughts to chew on as you move forward. 

It was at this point that I realized I might have bitten off more than I could chew and would end up just hoping to break even after rehab. 

Puppy chewed up fence boards, doors, and cabinets.

Maybe one locks the dog in a room and it chews and claws the drywall and door frame.You are not there, so you do not know who lead the dog to do the damage, and you do not want to be in the middle.
