BTW Denver requires a permit for pretty much anything from 1/2 a sheet of dry wall and with the new lead regulations you should pretty much assume that ANY work will require a permit and plan accordingly.

we were only 10 days over schedule (we allocated just under 2 months) which is remarkable considering the various issues we encountered and the size of this rehab (we removed 4 walls (including a load baring), added 1 wall, added new bathroom, redid kitchen and existing bathroom layout, (new locations on shower, toilet, and vanity) removed a door, added 2 windows, new flooring throughout, and added an eyebrow porch.

I am almost done with his book “How to create wealth investing in RE” where in the introduction he states his goal is to “one day take my holdings to Wall Street as a REIT” like you mentioned. and in the very first paragraph of Chapter one he admits to mortgage fraud: “I put $5k down and got a loan saying I would live in the house.
