Are those current rents market rate, or are they artificially inflated?

Right, sorry, I misread.So I was fortunate enough not to have any student loan debt, and I've never really had anyone motivated/intelligent/resourceful enough to actually drill down on this question in regards to their student loan debt:Can you take your student loan debt out of deferment, and then put it back in, when you please, and if so how?

If they have experience they will also have the HUD statements to back it up and will be able to talk intelligently with my guys when it comes time to meet them.

That may not be completely accurate depending on what your actual cash outlay is and seems artificially high.
