@Michael Baum I'm looking down near Pacific City, I checked the flood maps and it shows the property isn't in a flood zone, my local insurance agent confirmed that, although they don't work with properties up there.

I totally agree with @Michael Baum, you really don't have options unless you could do a HELOC, depending on if you have any equity or if you 'overpaid' for the house last year.

Had a house with an old Bassett set (a la Michael Baum above) and these held up really well but sadly were in a really old fashioned icky gold swirl print.
