Here is what I am thinking of doing:remove drywall from walls to pinpoint any leaking causing high wall moisture, fix any leaksremove about a foot worth of dirt from the floor to have over 7' of ceiling heightadd cement to dirt flooring so there is flat spaceAdd a vapor barrierAdd flooringClear potential moldAdd new drywallReplace flooring and bathroom showerBecause I've never managed a project to this extent, I wanted to see if anyone had advice on how to prepare for contractors.

According to people I talk to, 2 families are built to a different standard than 3, chief differences include a cement wall surrounding the furnace room and fire escapes.I suggest you check first if a variance is needed before preparing plans.

@Johnny Soriano It will also have to pass an FHA appraisal - not just for the amount of the loan, but also for safety.That means no peeling paint, loose hand rails, broken windows, crumbling cement steps, etc.Those require a construction loan (FHA 203K) or Fannie Mae Homestyle.

Overhead and profit and sales tax. clearly fit into this definition and should be included in both the replacement cost and actual cash value amounts.After I approved the estimate to be sent to my insurance person, a week and half later he sends another VERY FALSE LIES ALL THE WAY Invoice to my insurance company claiming a leak under my cement slab and it was going to cost close to $8000.
