So it seems clear that a LC is quite a bit less liquid than a house, and that is a considerable negative to for an investor who chooses to sell on LC rather than keep the house as a rental.Investors that I'm familiar with who sell on LC, do so rather than keep as a straight rental, to shift the maintenance burden to the buyer, rid themselves of typical landlord obligations and tenant calls, get a down payment that is more than a security deposit, and get a stickier tenant/buyer who makes improvements and has emotional connection to the house and thus will stay long term, maybe even pay off the place eventually.

What Karen Mikolainis said - if you put it all down into a spreadsheet, I think you may find that renting where you NEED to live and investing where you WANT to may make the best sense - and will more than cover up the need to pay for the services of a good property manager and others - if you follow the deals to where the money is.Also, being remote will free you from being emotionally and time-wise consumed in management of your property/ies.I second that.

The turnkey providers could list on the MLS and sell to primary homebuyers, probably for more money if they wanted, but the problem with primary homebuyers is they need a lot of hand-holding, it's not about the numbers, it's about emotions, they can take forever, they all usually need conventional financing which takes forever, etc.
