More people wanted to live there, AND there is limited land available if you want to live within 10 minute walk to the beach, or 20 minute drive to Rodeo Drive, or whatever it is you want to do.

Me not being an accounting guru....depreciation was a bit tricky to set up, however they have a few guides, customer support may walk you through it and searching via google will help you put the correct entries.  

While 80% of these deals will most likely be terrible, you should be able to find a couple worth walking or offering up on.

@Tyler Battaglia walk into any bank in Ma you shouldn't have a problem opening an tenant escrow account.  

I've successfully completed my 1031 with Rent to Retirement, and I must say that from the initial sale, to property identification, to closing on the new rentals it was pretty much a cake walk.
