Hi all, I'm buying a new construction via a 1031 exchange as a long term investment property. 

I have not found any good wholesalers and acquire properties via foreclosure auctions mostly.  

I understand buying a property via tax sale or OTC tax deeds wipe out majority of liens if there are any against property.

My second long term was just purchased via a 1031 exchange after selling our third short term rental. 

Hi I'm screening an applicant who works at a large organisation that uses 3rd party employment verification system (which I have accessed via the portal from the organisation's website).

The income would only need to cover the lender's loan via DSCR, not the lender- and seller-financing combined.

(It used to be monthly, in-person.)They make money if you buy properties from their affiliates, and can provide additional free, one-on-one guidance via their investment counselors.
