What most folks around this site seem to forget about real estate investing is the cash flow isn't the thing that makes it such a good investment vehicle.

BTW, if they are dirt bags, criminals or cookin up a new batch of chemicals, they won't ever open the door.

If you're looking at putting together a deal that's smaller in scale, a syndication is probably not the right vehicle.

Another example might be the million dollar vehicles people are driving. 

Why would you not leverage the equity out and invest it in a different vehicle.

Sorry to confuse you but, bottom line is, LLCs are not tax saving vehicle, they are for asset protection.
