In our county the taxes jump substantially the year following the purchases, but then only like 1 1/2% per year after that until a fair value assessment is reached and then slight decreases every year after that.

My thinking is that there is room to raise rents, perhaps screen for better tenants that take care of the place and decrease the maintenance cost and get the NOI up above $100k/yr.

While Arena calls his critics retrograde and implies racism (many of whom probably are), I personally find it understandable on a financial/psychological level that empathy diminishes when an event like that stands to decrease the value of the biggest investment (a home) you're likely to make in your life.

@Joe Villeneuve I use the expected cash flow and any refinance events I get a lump sum of cash in 7 years and then the monthly cash flow decreases accordingly compared to the 30 year where I wouldn’t be able to refinance, I have to track the equity in each loan to assume when to incoprate a refinance.

If you ever get a notice of a move out be ready to turnover that unit and get it move in ready as soon as you can to minimize the down time.I do understand the "house hacking" loan but 3 or 4 unit house would have decreased the pain of a vacancy.
