Have you ever thought about a bar and grill, with a main room bar and a 2nd smoking lounge bar.You could call it "The Poker Room" and have a cards theme to it.Dark wood, low lights, lots of alcohol behind the bar, with bartenders in uniforms.A secret entrance in the back from the rear of the building, stars go right down to it.Pick a radio station aimed at a particular audience and advertise there to attract sames (birds of a feather).Bring in a live band (that matches the clientele) once a quarter and advertise that (all the bottled beer they can drink plus a kicker of cash for appearing).With ultra sanitary restrooms.Basically a speak easy type of bar.

Just ask any resident of Detroit or fairly sophisticated Detroit investor.) for 45K that has a longtime, never late all cash tenant paying $925 who is employed by Ford Motor Company.We also are in the process of putting under contract a GORGEOUS SFR in Morningside that is an ultra hot B neighborhood (ask any sophisticated or Veteran Detroit investor.)

The US is the exception to the rule.As a Canadian, if you do decide to invest south of the border, you have to watch out for a few things apart from investing - how to optimally structure your investments, who to invest with, what type of assets to look into and all that jazz.The average American syndicator will be unable to offer you any value (apart from the usual pitch of "invest in my super awesome amazing project with ultra high returns") because the market is so big in the US that they have their hands full with American investors.

I also come up with great ideas and problem solving during this time as it gives me ultra focus and thinking on unresolved complex problems.I don't think production goes down with age I think you learn to delegate tasks to others who can do it better and faster than you.

You have to demonstrate a very clear plan being ultra conservative and still showing the property cash flows.If it doesn't make much money going in and then the sponsor does not turn the property around or improve it like they said then the passive investor could have funds stuck in the project or worse throw more money into it.
