So either 70% of them are liars, or EV’s are just a bad choice.

I purchased my own paint for a project, but I bought great stuff, and the painters thanked me and complimented my choice.

Most of them are quoting me: An origination fee - $2500A processing fee - $1000An Underwriting fee - $1000Some misc. fee ("Admin") - $500The numbers change, but ultimately the bottom line is just for the loan, it's $4700-$5500 in fees. 

One of the benefits here is that you can save a bit on closing costs but the PPP (pre-payment penalty) structure may be more aggressive, ultimately inhibiting your ability to sell off if needed - since the loan would need to sustain a minimum debt service.

TN wasn’t a choice when I chose so I went with the low property tax, cheap insurance, no income tax, no weather, low maintenance, cheaper and newer inventory location that everyone is moving to. 

They often have no choice but to stay and rebuild with insurance money.

As I have been building my foundational knowledge for investing, I am at the stage where I am also wanting to keep up with the market data that, so I may better understand the specifics of the market of my choice.

I did a walk through on the property, and I think in my current market that this is not a reasonable choice for my investment money.
