This could include utility repairs (fridge, stove, etc), contractor work (electrical, small repairs, door repairs, new locks, etc), and other wear and tear maintenance.CapEx - set aside 10% per month for when the "big ticket" items come due.

Sometimes the "scraper" would take forever to scrape or it would say "pending" for 48 hours or so, so I initiated a support ticket to inquire on if I was using it properly or not and never heard back.

I've read and heard first hand how people pay 3-5 figure ticket prices for courses/seminars that teach them less than they can learn right here on BP... for free, as you mentioned.All in all, I'm sure it was eye opening for you to see how much you can learn and do on your own by simply applying yourself.I know BP will continue to add value to you!

Also some big ticket items have been done; the roof was done about 5 years ago and it's all new wiring throughout the building.

@Hannah Singer The big-ticket items are the roof, mechanicals, flooring, tree work (if needed), major electrical or plumbing (if needed) older homes are more expensive to renovate and this one was built in 1958 (not too old).

My advice is to buy a plane ticket and look at a bunch of properties before you decide.
