@Todd Allen I dropped my coverage after I had 3 houses flood in Hurricane Harvey and they denied my claims because Windstorm only covers water coming down, not up.

You can get a lower LTV DSCR loan and break even by renting it, but consider that interest rates probably won't drop considerably for a couple years, there are typically prepayment penalties associated with paying the loan off before 3 or 5 years, and there are costs associated with refinancing.

If you want to negotiate prior to contract, most builders are going to do everything in their power to avoid dropping the price...this could mean paying closing costs, pre-paying HOA dues, buying down your rate, giving options/upgrades at no cost, etc...basically anything that is going to allow them to keep the recorded price elevated.Even in down markets we are still trying to show price INCREASES phase over phase, even if that means giving away more in concessions on a case-by-case basis to get deals done.

But it does drive me nuts when I am standing in front of one of new builds and the boys are having lunch and then just drop their drink and the bag and wrappers on the ground where they are standing and walk away.. then I come up and pick it up and tell them what the F guys some dont speak english.. but they get the drift when I am staring at them Of course many dont realize also I am the owner LOL..
