I’ve worked for some group home providers where they employ a maintenance worker who handles some of these issues (usually if the have multiple homes in a specific geographic location) and I’ve worked for homes where the handiest employee fixes things and that option doesn’t always have the best outcomes.

One consideration as you are working on locating private lenders, is that IRA, 401(k), and other retirement accounts can be used in many cases to make private money loans.

I am not going to move into a dormitory style house and raise my two year old in a location with poor schools and incredibly dense housing, unless I have no other option. 

Many of those locations I can purchase using leverage and achieve better returns.  

Find a few properties that are your closest competition (similar size, location, finishes).

It really depends on market demand and location.

Are you located in the area? 

Would it be better to dispo each location independently or as a whole, and if done as a package deal does this fall under commercial or residential?

Is it the location, amenities, something else.

Now we're seeing investors pouring money into buying Class C rentals - but, many are getting burned.In our experience & opinion, the main determinant of property Class is not location or even property condition, those are #2 and #3.
