You would also need to know the true purpose of the operator and have it spelled out in the contract in the event they pivot to something that isnt allowed per your HOA or something you aren't comfortable with down the road.

If you can't find this spelled out, like Caroline said, your H06 would definitely do the footwork to confirm so they don't have to pay the claim. 

What @Nathan G. said.If you still want to do a multi-year lease, create an addendum that spells out the rent increases for each year and any other items you require. 

Other companies may handle those two issues differently so you need to be clear to the agent what the situation is and have them spell out how their policy would respond.

It is not your responsibility to return deposits separately unless spelled out in the lease to do so

If you do something simple Security First title can record the mortgage terms for the owner -- I did that on one of my deals -- we spelled out the terms (interest and how id make payments and when they were due etc -- they recorded it for us)Wasnt super official - but worked and owner was fine with it.

The HOA documents (bylaws and declarations) spell out what the HOA and what the unit owners are responsible for (from an maintenance, Insurance, and ownership perspective).
