I tend to believe this is akin to robbing your future self.As @Brett Laycock mentioned, an SDIRA is essentially a vehicle to own property through the IRA, and in this regard, the IRA makes money and takes the risk for itself... or for that future person, rather.Beyond that, taking money out of your IRA should be a last resort.

Keep in mind that the auction process is just part of the legal requirements for the lender's collection activity of last resort - and that the auction process is somewhat designed so that the lender can "solve" some of the issues by following proper procedures (for example, IRS liens can be left with just a redemption period if proper notice is given to the USA that a foreclosure will happen and extinguish the IRS lien).

Personally, I would only use HML as a last resort and would prefer to sweeten the deal with the seller if possible...they MAY be easier to work with...and offer more favorable terms.

@Ali Boone Ha yes...well maybe, I hate to rain on all the ski bums parade but the El Ninos have one El problemo, that is they are warmer than normal winter storms and don't necessarily translate to more snow for the resorts.

It's on a river, on a snowmobile trail, close to skiing, and whitewater & flat water kayaking.Also had a chat with an acquaintance/friend that is interested in being a private lender for our long term rentals.
