Are you sharp enough or experienced enough to play with $25K that is not your money?

As I work in the backyard I find glass, sharp metal, and other garbage that could be dangerous if stepped on.

They are just really sharp, attentive, people. 

My concern is that once the union is established annual increases of maintenance will start a sharp increase.   

I have seen people even at age 90 with minds as sharp as a tack but I don't want to run the risk of being accused of taking advantage of the elderly.

You want to make offers that are competitive from the outset, and if a property won't qualify for conventional financing any offer with that sort of financing will get little consideration - sellers and listing agents are usually sharp enough to know that.
