What I did in my teens is I read every single business magazine published every single month cover to cover, Fortune, Forbes, Inc, Fast Company, Barrons, so literally tens of thousands of business articles over many years. 

Im a teen with a job.

I’ve known that as well for awhile - we have what I call markets inside of markets within Tulsa and within the state... so many factors go into that like employment base etc... less sexy frills and thrills but way more steadiness IMO than some of these roller coaster places I hear of.

I know mutli-family and Airbnb sound sexy but I continue to stick with boring single-family, and it hasn't let me down.
