I want to get into the commercial side but i understand I have to start with residential to work my way up

My journey in real estate began several years ago, driven by a passion for helping individuals find their dream homes and making sound investment decisions.I specialize in residential properties, focusing on both buying and selling, as well as identifying lucrative investment opportunities.

Last year, I completed a 1031 exchange, where I exchanged that rental property for two new residential rental properties.

There have been several high profile incidents in STR in Plano over the past couple of years that I think have made the residents pause to think about how that works in residential neighborhoods. 

Are there concerns like location, zoning or land use, or is it simply about passing the inspection if it's a residential use?

Was listening to a Tax Podcast talking about potentially doing this via residential housing.

The next buyer brought in an engineer who had over 20 years experience with older residential homes in Denver and said, "yeah, it's not perfect and certainly not to current code but it will likely continue to function as it has for the past 80 years."

I'm looking at doing a 1031 from Colorado to investing in residential (single family/multi-family) in Cheyenne, Wyoming area and wondering if anyone has current insight to this area?

For most multifamily, I'm seeing on 30 year amortization to boot.Reminder for the lurkers that this has nothing to do with single family homes, 1-4 unit residential all gets residential mortgage financing, which isn't presently as good as commercial.Odd world where the 8-unit property has a payment that is less than twice as much as the fourplex, even though it pulls in twice the rents, and has less than twice the maintenance expense (the price of the fourplex is likely to be more than half the price of the 8-unit, and more than 1/5th the price of OP's 20-unit, holding constant location etc, but that's another rant for another day).
