This involves finding a reliable contractor, a property manager and a real estate agent who specializes in investment properties in the area.

I wanted to get your opinions: Does it seem reliable and thorough?

I agree that having comps from a realtor/agent with MLS access provides the most accurate and reliable data.I understand the importance of vetting potential partners for their capital, project management experience, and access to reliable contractors. 

Complete a rental verification, but it should not be from any family member or an individual, request there last apartment, or property management company as a rental verification.

Any advice on how to find a more reliable property manager would also be greatly appreciated.Thank you in advance for your help!

I would say just make sure you have the income to be able to reliably pay your portion of the mortgage, be very conservative with your underwriting, and keep a few months in reserves.
