Hello Everyone,I along with 2 other buddies of mine created a multi-member LLC to wholesale and refer real estate to agents.

Is it OK for the operating company to claim depreciation for the properties that are owned by the holding company.This situation could cause major passive loss issues depending on your situation.Scott Smith has refused to weigh in on this “difference” and has since referred me to a CPA who is so busy that I won’t be able to speak to him on the phone until May.    

Bette,Great piece for REI's.Like all IRS stuff, there are sublties, so I refer folks to IRS 587, for MORE information than they really want. ha ha

This ruling focused specifically on irrevocable grantor trusts commonly referred to as Intentionally Defective Grantor Trusts (IDGT).

I used a DSCR loan on my last property and got it from a broker who referred me to a broker who referred me to a broker.

I can justify any price (and some high fee syndicators are still doing so), if I just play with assumptions, prepay and buy down my interest rate, and hope that sub-5% cap rates will be returning in the next few years.But if you know your market and market cycle, have an idea where interest rates may be going (this is an educated guess for all of us), and then have your assumptions, you can certainly have the conversations you reference with brokers and see what their take is on pricing and if it is worth writing.Finally, I have said this before and will continue to say it, whether we are talking single family homes or 400 unit apartment complexes, off-market purchases do not make something a deal.  

Then I got a reference to a company that has a whole group dedicated to wholesalers.
