Hi Justin,You: Please mentor me.Him: Sure--go write a business plan of exactly what you need to do (the reason you seek mentorship is not knowing this most likely).You: (Iteration may be your friend here).Fill it out as best you can, ask him to look it over (maybe hard a hard copy so you can pencil notes in quickly).Maybe meet in a burger king for breakfast on the weekend and go over it together vs. an email.Go back and redo it with your new knowledge, and ask to to look it over again, until both of you are satisfied.Possibly you are very close to your target and only need some small tweaks, or maybe you are missing some important detail, etc..Just my 2 cents.

Hi Marc,Not market info, but just some thoughts on investing far from home.Bentonville AR. is so NOT Queens, have you ever been there (you might really like it).Visiting in person and talking to some local brokers about the different neighborhoods and then driving them, day and night, might be a good 1st move.If you go, you might want to try Grits with your breakfast (kind of bland--but at least you can say you have tried some local quisene).You could try eating at a popular restaurant like the local Golden Corral Buffet, and get to see a good cross section of who lives in the area.Get to know the area, get to know your potential customers (and what they value in a rental--which might be light years different than in Queens).You might find a lot of people in the fishing hunting crowd too.

Restuarant can do that as at night can sell meal for 20 to 30 dollars with larger portions for more profit whereas QSR the price for value meal number 1 is the same for breakfast, lunch, dinner.Knowing which sites are hero and zero's comes with experience.
