The only time you would have to prove it is your personal residence if you got audited.Driver's license, voting registration, passport etc all prove residence. 

If not, you may have a very tough time unless you will not have a mortgage.

And I am under contract with my wholesaler.however your not under contract with the owner.. so I think you are in no mans land and if it was sold bought vastly under-market I think the seller will prevail if they can prove they were lied to about true value 

If you do, you have to prove it.

The good agents, PM's and lenders can pinpoint the risks and often do both in these forums and in their daily business but they are the minority (if you happen to have them in your rolodex,  hold on to those relationships, they will prove invaluable over time). 

Once someone gets the keys and moves in it is a different ballgame and getting them out is tough once they're in there.  

This will allow you to make decisions about the property without emotion and the PM can handle the tough conversations.

Hi Sam, Sounds like you live in OB.It'll likely be tough to find a property in 92107 that'll pencil out in the 2-4 unit space.

Tenant's can damage property, but unless its intentional and you can prove it, its not really something to evict for as long as they pay for it.
