My offer went from 53 k to 58 k (they were asking 64 k originally) and just today I heard from the bank that the other offer fell out for some reason.(2nd lesson learned--> I should have stick to my 53 k!!

Since I had no success with FSBOs & FRBOs on Craigslist, I contacted Realtors with seller listings for sale & for rent on Craigslist.After I asked would their seller consider a lease with option to buy, the Realtor told me there had been 2 contracts that fell through b/c of financing.The Realtor asked me how long would I want to lease and what is my situation.I already mentioned a "lease with option to buy" and the Realtor did not tell me to take a hike, so how should I approach this and answer the Realtor and seller?

You know, I've always wandered when this would happen....and why banks or even listing agents were accepting a loan committment from a non-regulated lender.Sorry to hear your deal fell apart.That will really put the funding brokers holding themselves out as lenders in a bind until they figure out how to restructure and when they do, they better keep in mind SEC regs.

The reason being is that they wouldn't allow escrow for repairs on a minor foundation repair according to the inspection report and the deal fell through.
