There are legal definitions that come from or are adopted by IRS Code, "Investor" is one of them, so is "Operator" after 6 years on BP, I've come to accept the popular term of "investor" in social interactions on the internet, how we use the term, but the true meaning remains as the Code sets out.Doing a sandwich lease is perfectly fine, if allowed by state law or it isn't prohibited, I doubt sub-letting a residence would be.

It's steep, no doubt about it, and it's the number one complaint in the agent feedback.It would be cost prohibitive to regrade the driveway (if that's even possible given the lot)..

However, the complexity with incorporating the concept of the Delaware Series LLC in California can be prohibitively expensive; insomuch as, California recognizes each series as a separate LLC, ergo $800 tax for each series.

You may want to speak to your financial advisor as to how much to roll over and to where, Luckily there are several of us on the BP boards who work for self directed custodians, so you can usually count on sound advice in terms of what would be acceptable behavior and avoiding prohibited transactions.

Doesn't mean they have to accept a short sale, just that they have to review and consider, and during that process must not continue with any foreclosure event (Dual Tracking prohibition against "Furthuring the foreclosure process").
