You know, it only takes a phone call to reserve a large meeting room, holds about 250, if you clean up after yourself, it's totally free in a new facility, it called the Library.So long as there are no sales, no charges, not some income producing ploy at your meeting, you can use it.

I would like to add to that I've just been busy with other stuff.I keep track of income / expenses for my 3 income producing properties in a spreadsheet.I also just bought a new home last year and still trying to sell the old home.

Sell the land and 1031 into something that produces income unless you have the wherewithal to refinance your 3 SFH and build to rent on the lots and then refi with appreciation.

If you're looking for less management intensive multi families that will be a better hedge against inflation, but may not produce much in the terms of cash flow, look at the Class A & B areas of Sacramento, for example, Midtown, Downtown, East Sac, Med Center, etc.

If you require initial cash flow, San Diego may not be the right market   However if you plan to hold long term, few markets have produced better return on residential RE.Good luck
