You might do a general journal entry to be sure you are debiting and crediting the appropriate accounts against the cash that theoretically came in and went out.

Example - 350k fourplex purchase - 155k entitlement = 195k difference X 25% = $48,750 down payment from veteran needed + closing costs/prepaids/etc to close.Eventually you'll run out of entitlement so you'll have to strategically plan your acquisition cost  values with your exit values when you plan to leave the property so that you can refinance your VA loans into FHA or conventional to "free up," your entitlement to 100% of the county limit once again.Proper mortgage planning will be critical.Hope that helps.

You can pay after taking an application fee from the potential tenant, which is what I usually do, or you can have the tenant pay, but they don't get the $5 discount.If you're looking for a site to manage your rental properties online, including ACH payment of rent by deduction from the tenants' bank accounts, I use and would recommend rentecdirect.com  I'm using it to manage 20 properties, about half of which have tenants that pay by direct debit.

I received cards from previous landlords when I rented, but never gifts.I use www.erentpayment.com for online payments that debit the tenant's account, or I have them deposit the rent at my bank directly into my business account.
