Its reflected in Dodd-Frank, ADA, Fair Housing, local eviction laws, Etc - all of these came about because of a small group of people abused others to such an extreme level that the gov't swoops in and decides protections are needed and they go to the opposite extreme in their policies.

That leads to fewer maintenance costs and longer occupancy.Each of those factors will absolutely effect the long-term performance of any property - not just a Turnkey property.Lastly, if you want to just cut straight to the chase about returns,  expect to lose 50% of your rents annually and reflect out over 10 years.

Depending on the custodian, they may want to see the LLC amended to reflect the Roth IRA as the member.The lenders would likely want to re-do the loan paperwork as well.At the end of the day, whether the investment asset is stocks or real estate, the concepts and benefits of a Roth conversion are the same.
