Based on the local market, $15k for renovations seems light—have you had contractors confirm this budget? 

I have meetings with my lawyer to discuss partnership contract and acct for the financial piece.Since this is extremely new, I am building a team of a contractor, broker, loan officer, accountant, Lawyer and investors. 

Look for homes with updated systems—new plumbing, HVAC, roofing, and windows are essential for long-term value and tenant satisfaction.

My team and I are traveling next week to meet contractors; look at land for hotel development on the beach side. 

The paint is chipped so I'm assuming there's lead paint and there will likely be asbestos and lead pipes for plumbing.

You mentioned a career change, I think going into the trades like plumbing and electrical are great and you can make good money doing those, but I think you may be taking on too much by trying to do that right now.

Mostly on trade accounts with local businesses for the materials, some business credit cards, some of the contractors were OK with waiting 30 days for payment. 

I'd have a Home Inpsector and/or General Contractor go over the place and make a list (Scope Of Work) with a tight budget.

I am not your structural engineer so take what I say (and others most likely) with a grain of salt and best to get a contractor to come take a look at it.
