If a fuse blows and a spare isn't readily available it's all too easy for a tenant to stick something like a penny or piece of pipe in the panel and create a fire hazard.

Just as a point of reference I had a water claim from a small leaky pipe leading to a dishwasher and that took 4 full months to completely remediate / mitigate.

The vast majority have a very high scenes of entitlement having lived their life off of free handouts and for that reason have zero respect for others.As a landlord the level of resentment your tenants will have for you will counter any training you attempt to achieve.C class tenants are like cats, virtually impossible to train, and must be constantly monitored as you would a child.

But, I don't have to do any of the major upgrades that I was planning (floors, electrical, counters, paint) immediately and can get positive cash flow immediately.If she decides to move on, then I make the improvements and put it back on the market at $900-$950 within 2-3 weeks. and get what I talked about above.So.
