You also need to take into account if your competition is waving the security deposit for qualified applicants,charging a pet fee or not,paying for any water,sewer,trash for the tenant included in the rent,including appliances,or giving a rent credit on move in, and many other factors.Rent rates can look good until you see how many landlords you are competing with,quality of the product,and incentives given driving down the net rent before debt service and depreciation.

their credit was terrible (not that I expect any different for my 550 month 2 br house) and I won't rent to pet owners with unapproachable animals.

We've done just fine with our smaller homes especially since a lot of people love their pets here in KC and so they have a hard time finding an apartment.

I didn't read through all of it but it seems good enough.On the pet issue I do not do deposits.I do a one time "pet acceptance fee" that is non-refundable.I explain to potential tenants that even though they take care of an animal over the years the pets will do damage to the property.I tell them it covers my costs to fix the normal wear and tear an animal causes over time.You can also charge a monthly pet fee to have the animal if you like.
