Ideally, you want to look for markets with a growing economy, diverse industries, and growing population that indicates strong rental demand.

Growing a portfolio by X doors per year isn't always a good strategy.

ATX is having a huge decrease in rents while Reno, NV is steady and even growing in certain areas.

But assuming its a stable but growing market, every dollar of Net Operating Income you are able to force is explosive to the underlying asset value.Under both of these scenarios, you do not need to syndicate as long as you don't go too big on the deal size. 

And with more equity, you can 1031 into a larger property and grow your net worth.

Tourism is a growing segment, but by no means the city's main producer. 

I also have (currently) 2 units and I am growing.
