For me, and most of my investors, prefer newer, higher end rentals for a multitude of reasons.

This will cover you for a multitude of issues, and while not a perfect alternative to an LLC, is pretty good protection from anything that you  might typically run across.  

As Erin mentioned, there are many opportunities based on the market's work demographics and the multitude of travel nurses/doctors we have to support your investment goals.
