Focus on tenant screening, building a local team, and learning as much as you can, starting early sets you up for long-term success!

This is old info as fortunately I have not needed this.  

You also need to accommodate tenant schedules for showings.Relisting later might reset your listing's visibility, but delaying could cost you more in lost income.

You'll need more capital and most will require a personal guarantee and personal financial backing. 

I think new investors heavily overlook the skill component needed to successfully pull off a renovation to then rent out properly.

So, my first caution is it would be healthy not to expect similar results on certain real property investments/deals in the current and near future cycles.That said, there are multiple considerations and clarity needed, before I would act on any investments with your equity.

Think of the California DMV..Defaults and Foreclosures : Not yet on the radar for most, is that the existing liabilities and mortgages need to be satisfied…either by insurance pay outs or other means.

I've narrowed down the best return for my money in this market to a 2 bed/2 bath (with top tier amenities) - about 500 total 2/2 listings.I'm finding myself a bit stuck when analyzing why certain properties are making so much higher than the average listings when they seem to have very similar locations, amenities, style, flow of home, beds/# of people they sleep, reviews, number of reviews, etc.
