Good Morning all,     I am just starting out in Real estate investing, and am wondering whether or not to set up an LLC.

I am hung up on the electrical being so old.Any thoughts are greatly appreciated as I need to make a final decision by the morning.  

For example, when I search for single family homes up to $100k in Pensacola there are only 16 options as of this morning and only 27 if I open up the search to include the surrounding areas. 

I heard a tip once to find good people, go to Home Depot early in the morning or at night then find work vehicles in the parking.

Every week, the King County, Washington sheriff's office posts a list of judicial foreclosure auctions from that Friday morning, with the starting bid and final selling price for each home. 

Well - a week later she called and said she wasn't flying down to see me (the morning of her flight).

. I will personally go look at the property tomorrow morning, and get pictures and a video of the property.

That's the only way to figure out if it's good or bad, regardless if part of the numbers are negative.Come back to this thread by Tuesday Morning and you will know the answer to the above question unless someone posts it ahead of me.And yes, I know that there are a large amount of people who invest and do well without understanding future value calculations.I have an Aunt that sold her property to me in 2003 for $230k, which was double what she paid for it in 1992.FANTASTIC Investment!
