I will say that there are MANY great Goosehead agents out there but the overall setup is not good for the consumer and it's hard finding who's serious vs. who simply had cash for the franchise fee.Just my 2 cents and opinion.  

It is a great investment for someone who is not needing the cashflow, but is looking for a place to find steady appreciation with a modest dividend.

When consumers are sick and tired of being sick and tired of shrinkflation and quit buying certain products then the prices will drop or sizes will come back.

I'm going to find out from the city: if I need a survey for my garage project, if raising the floor constitutes a structural change (city requires I elevate the floor), and I want solid confirmation on whether signatures and/or seals are needed for my modest garage remodel.Thanks for the intel, Henry!

Dear all,I have initiated the process in investing with OCF, so far I've gotten most of their CEO's things except keys to the car and house (as stated earlier) but I have good perspectives on these two items in a reasonnable timeframe.More seriously, I am surprised to have not seen any exchanges from the current investors working with OCF here on biggerpockets, so they are either under some kind of confidentiality agreement or they simply dont know about biggerpockets (and if the later then @Brandon Turner and @Joshua Dorkin are most likely sorry for that ...)So I hope to be able to modestly give my out-of-country experience of dealing with a turnkey company from start to finish and give some culinary advice on the qualities of barbecues in northwest Ohio later on...

Their PM services truly are great to work with and they never nickel and dime you for every little thing they do.I like Toledo properties because the general maintenance and the cost to clean and fix a unit when there is turnover is relatively minimal as the properties are modestly sized.

At that rent point, maintenance, cap expense, and tenant turn over will consume a lot of the rent resulting in low cash flow per unit.  

The rate of interest on policy loans for large and reputable mutual companies is always going to be competitive relative to commercial or consumer lending.

For an uneducated consumer or depending how strong their sales team is this is a very raw deal.

For consumer debt I agree.
