Ongoing communication (where we are, what's next and what are the milestones) is lacking and only comes partially when i really push for details.Another lending investment i have with them in Puerto Rico is supposed to complete in few months but has already been delayed twice.    

For the projects from the best developers, you oftentimes have to pay a downpayment and then you pay at each step of the construction, provided that the developer can prove that each milestone for payment has been reached.This is oftentimes as, oftentimes, the return on a 100% cash deal in the Dominican Republic is higher than the return of an equivalent leveraged deal in North America and you don't have to take on debt.

I'm eager to get involved as well but I've set myself a timeline and If I can achieve certain milestones ahead of my planned time then that's great but I will not make an investment until I'm 100% confident in my numbers and comfortable with the scenario.

The semi detached project has benefitted from a couple barn doors and finally we were able to hang them (needed carpet and finishers to come back).Post 55 - appliancesAppliance delivery is another nice progress milestone in the project.

We absolutely understand that investors, especially new investors, feel understandably a little bit nervous about turning over so much capital, and feel like they need to keep tabs on every step to ensure their money is being put to best use - and you should absolutely expect reasonable and timely communication about important milestones or issues or deadlines.

(focus on the good) Instead I show the timeline of costs related the the pre-development and then will show the projected ROI upon completion, keep in mind I also take into account a stabilization period of lease ups so the ROI and/or IRR will increase year over year and after a investor sees that we can discuss a waterfall return program or deffering the returns until we hit certain milestones with profits.  

Hey Everyone - Last night we passed the 200,000 listen milestone for the BiggerPockets Podcast, giving us over 10,000 listens (on average) per episode!

Thanks to all for your great input and ideas.GC now say new electrical inspection going to happen tomorrow..PM will be there as well...some salty Saturday morning texts managed to at least establish a new attainable milestone...have to wait and see.

For large tasks and project milestones (rough-in, framing, drywall, doors & trim, painting, etc) I build a Gantt timeline using a scheduling tool.
