This thread really made me take a step back and look at my priorities.The tenant is on a month-to-month lease and I have the ability to end the lease with 30 days notice without cause, which is exactly what I decided to do.Because of this tenant I was kicked off my old insurance policy.  

It’s an extra step, but it can save you from surprises later.Keep asking questions-it’s the best way to learn.

The most important step to avoid a catastrophe is to create a detailed contract with your contractor.
