It seems a key component is selling your personal residence for 399k.From the pictures it is clear you need to declutter and take personal pictures and items out of there.When the property is staged you are sending the message that you have mentally moved out of the house.If you have a bunch of stuff there it will seem to a buyer you have it listed but are not ready to move on.Also the buyer will have a hard time envisioning themselves and their memories there and will be focused and amused by your STUFF.What are the recent SOLDS for the area?

When we get a listing on an apt building, normally we call every owner + cash buyer in our specific area (this is a list that is EXTREMLY hard to find and requires a TON of research)... only after exhausting our resources do we place deals on loopnet.

You have to consider where the pipes will go for both water supply and drain, where the shut-off valves will be located, whether a window or skylight is present or whether exhaust fan is needed, where the vent for the waste will go through the roof, whether you have electric wiring that can accept a GFCI (old house might only have two conductors on many circuits, lacking ground wire).

One caveat is that the current owners (the defaulted borrowers) may have already exhausted most of the "stalling tactics" that occur in pre-foreclosure, to the point where the lender / servicer is going to foreclose on a certain date regardless of whether a short sale attempt is in progress.
