One of the biggest challenges for everyone involved is being on the same page about the actual time required for maintenance.DIY landlords rarely properly track their time when it comes to property management in general - tracking their true time invested in maintenance is where they perform the worst.Investors that hire PMCs are rarely any better at understanding the true amount of time maintenance takes.

Especially of investors that purchase multfimalies and run a short term rental business through them.

My preference would have been for AB1482 to have specified how long the unit must be off market (example 12 months), but it does not.If the units need rehab and you are planning on rehabbing the unit, this would be better rationale unless you truly plan to keep the units off market for an extended period of time. 

I also don't do anything less than 3yr lease terms. 

Personally, I advocate for a long-term investment strategy and would recommend investing the funds, provided you are comfortable with the expected return on investment over time.

I read this as someone using a short-term lens to focus on a long-term issue. 

In that scenario - I would worry that our long term renters would not like that strangers are walking up their steps and entering the doorway 5ft from their front door every weekend.
