Lists with thousands of records are difficult to manage.

I have invested in or funded (equity & debt) thousands of units in dozens of states with or on behalf of a variety of domestic and non-U.S. private equity funds, family offices, and institutional investors, and also co-founded / operated several businesses.

You are competing with thousands of other lenders that do the same loan as you and can charge less with an attractive rate.

In this case I had the best mail piece, I was the best negotiator, I had the best terms, etc, because I was literally the only other investor involved.

Whether it took $130 thousand, $130 million, or $0 does not matter. 

@Barrett Dunigan That commonly happens about 90% of the thousands on the list 30 days before the sale, pay or make arrangements to pay and remove their property from the list. 

I have done this and lost thousands in the past.

. ;-) When foreclosures are common, (which they are not right now), I send out two thousand letters a week.

If you have little equity and get sued, it isn't worth them taking the house from you, but if you pay down that mortgage you literally have your ASSets hanging out!

This data will have uniformed/new people buying terrible properties which could literally destroy them financially.
