I have heard of someone who would accidently have a pizza delivered to the wrong address which just happened to be the address of a property being foreclosed on so when the door was opened they could see a quick glance of the interior.

So right now I basically negotiated with my Hard Money lender to two loans at a time and applied for a LOC.

The partners between a realtor like myself (proficient in renovation experience), a general contractor, usually a loan consultant to support the buyer and the lender, (along with a buyer and seller of course) are the parties involved.I come across so many homes perfect for 203k or HomeStyle buyers, on and off-market, it isn't funny.

@Brett K. we manage in Class C areas, so have to deal with this a lot.Options:1) Boardup - pretty useless as easy to rip the off and advertises the property as vacant.2) Armor Guard door frame reinforcement with temp double-key deadbolts.

I hope to revisit this post a year or so from now and tell you what I've done with the help with the amazing people around.

Update: Decided to go with Total Quality Lending and all is going well so far.  

Maybe they are like me and hate ironing clothes, so they throw them in the dryer for a few minutes haha.

So yes, it's definitely something you need to be careful with.
