Yes, the landlord will have to pay the legal fees deductible on its own liability insurance, and will also suffer incredibly intrusive inquiries into every aspect of its business and personal life as the parties engage in "discovery" during the lawsuit.A third party who trips over a tenant's child's bicycle on the front sidewalk, and suffers injury and medical expenses, will look for somebody to sue.

If you arent doing a full gut rehab many people try using mini-splits because it's a little less intrusive.

in California as of 2020 it's not legal to turn anyone down because of section 8 usage but you still can have tenant requirements like good credit or minimum credit score that you follow for everyone that the section 8 tenant likely won't meet.I waived those for the section 8 tenants that I mentioned above and thankfully it worked out but when I had done so for other tenants not on assistance it has bitten me on the butt.Long story short: if you screen section 8 tenants like you screen your other tenants (with a little wiggle room for their financial situation), interview them/their current landlord (if you can), and you don't mind more government intrusion into your business (property), then try it as a one-off to see if you're okay with the level of administration required.

Me: laid back, non-intrusive, will not be a cause of delay for repairs because I'm not involved beyond sending you a confirmation email within 24 hours when you let me know you have an issue that you are seeking professional help resolving.Maybe I'm just the luckiest guy on earth, but I've had several tenant groups/families so far and everyone has: (1) been either perfect or close to it, (2) rarely needed a plumber/electrician/other paid contractor and never appeared to be trying to "take advantage" of the situation, (3) seemed super happy with the arrangement.One reason I thought this might work is my own personality as a renter.

IMO, there should be no government intrusion into the housing or other markets for thea matter.F&F going out of business would be great, in the longterm, for free market forces.

We recommend the foundation be fully evaluated for both moisture intrusion and structural integrity(movement) by a qualified foundation contractor.We found a biological growth on the surface of wood framing, joists and sub floor in the basement/crawl space area.
